Finding Student Housing in Kitchener-Waterloo: A 10-Step Guide for First-Year Students

Looking for your first off-campus rental can feel overwhelming, but it doesn’t have to be. Whether you’re moving out for the first time or coming to Waterloo from another city, our team of registered Realtors who specialize in leasing are here to help you every step of the way.

Here’s a quick and easy guide to help you get started and avoid common mistakes first-year students make when searching for a place to call home.

1. Good landlords exist - and you deserve one…

It’s easy to hear horror stories about bad rental experiences, but many landlords take great care of their properties and their tenants. The key is knowing what to look for, and our leasing team can help connect you with trusted, licensed landlords in Waterloo who meet all safety and maintenance standards.

2. Start your search early…

Good properties go fast! Landlords want responsible, organized tenants, and the groups that start their search early always get the best homes. Starting early also gives you time to visit several properties, compare prices, and get a real sense of the market before making your decision.

3. Do your homework on market rates…

When you begin your search early, you’ll notice trends in pricing, location, and amenities. This helps you spot great value when you see it and avoid overpaying for something that doesn’t fit your needs.

4. Check for a city/municipal rental license…

Several cities (including Kitchener, Waterloo, and London) now require that landlords have a rental or lodging license for single detached, semi-detached, duplexes, triplexes, and some apartment buildings. This license ensures the property meets safety and maintenance standards, so always ask to see it. Our leasing specialists can help you verify this quickly and easily.

5. Ask the right questions…

Before signing anything, make sure you ask about:

  • Utilities – Are they included or extra?
  • Parking – How many spots, and are they included or extra?
  • Garbage and recycling – What’s the pickup schedule?
  • Pets, guests, and noise policies
  • Lease term and structure
  • Deposits, credit checks, guarantors, and references
  • Regular maintenance responsibilities – who clears the snow and cuts the grass?

Our team can help you understand what’s typical — and what’s a red flag.

6. Confirm tenant change-over details…

Before move-in, find out when the unit will be ready and what condition it will be in. Will it be cleaned, painted, and maintained before you arrive? These details matter when you’re planning your move.

7. Understand what a joint tenancy agreement means…

Most student rentals are leased under one joint (or group) tenancy agreement, meaning all roommates share equal responsibility for rent and damages. It’s important to know what happens if one person leaves. Our leasing specialists can walk you through this before you sign.

8. Review the lease agreement carefully…

In Ontario, landlords must use the Standard Ontario Lease Agreement, but they can include additional terms. Always ask to see a copy before you sign, and if something doesn’t make sense ask for clarification.

9. Know your rights to sublet…

Life changes! If you need to leave for a co-op term or summer break, you have the right to sublet your room with your landlord’s permission. Ask about the sublet process in advance so you’re prepared if that situation arises.

10. Pick up the phone…

It might feel old-fashioned, but calling a landlord can make a big difference. A quick, friendly phone call shows initiative and can help you secure a showing faster than waiting for an email reply. First impressions count!
